San Francisco has a unique housing market, but is just as susceptible to seasonal fluctuations, supply and demand concerns, and standard pricing considerations as any other. Pricing your home correctly is hugely important. If you want top dollar, it's crucial to have the right price the day your property goes live.
After our one-on-one I conduct a thorough market analysis and provide you with an overview of where your home fits into the current market. Taking into consideration the age, condition, features, neighborhood, and lot size I look at comparable sales and offer you a valuation. Using this information we'll create a strategic plan for marketing and property preparation.
Property prep is where the initial part of the magic happens. Once you’ve signed a listing agreement we’ll schedule a time for our team to walk through your home and identify all potential improvements, large and small, that will make it shine. Property prep can be as minimal as having your home deep cleaned and the windows washed, or as involved as a complete facelift, kitchen renovation, or backyard transformation. With a dedicated Listing Manager and garden designer on the team we have the expertise to facilitate every aspect of your home’s glow-up and take the pressure off of you.
About a week before we hit the market we’ll launch our marketing plan. From Coming Soon posts to broadcasts on San Francisco’s Top Agent Network and social media, there are a wealth of options available for us to showcase your home’s value, promote its narrative, and attract qualified potential buyers. I personally show your property, monitor interest, provide weekly updates and communication, and respond to the rapid changes of the evolving real estate market.
After gauging market interest we'll set an offer date. I'll review all offers thoroughly, qualify and analyze the pros and cons of each, negotiate to optimize price and terms, and present them to you with my recommendations and back pocket offer strategies ready. In addition to offer price we'll consider the proposed closing date, terms and conditions, and deposit among other data points. As your partner in this journey, our consultative approach, guidance, and assistance will ensure a seamless offer acceptance.
After we have a chance to review all the offers it's up to you to accept one. We'll execute the agreement, let the buyer's agent know, and meet deadlines to fulfill all conditions (if any).
As a seller, the escrow process is a fairly quiet time. The buyer will be completing the necessary paperwork to fund their loan, if any, and we'll work with their agent to provide access for appraisals, if needed. We'll collect keys, fobs, garage door openers, and any additional information requested by the buyer to smooth the transition.
On closing day, the final paperwork is completed to transfer title, and escrow will release the funds to you. If we haven't already transferred keys we'll make sure the buyer's agent has them at this time.
